What this costs

Title company and signing service assignments are quoted per package. The quoted figure covers printing, travel, the appointment, document review, and the return method your office specifies. Print and drop assignments, scan back only assignments, and edoc packages each have their own rate, and the rate is agreed before acceptance.

Individual borrowers pay the Michigan statutory maximum for each notarized signature plus a separate travel fee that is quoted before the appointment is confirmed. Michigan law caps the notarial act itself. It does not cap travel, so travel is stated in writing up front and never adjusted at the table.

Accuracy is the whole product

Every signing is recorded in a notary journal with the date, the document type, the identification presented, and the signer information the record requires. Errors and omissions coverage is in place. Background screening is current and can be provided on request to any title company or signing service that requires it for their vendor file.

We print. Loan packages are printed on the correct paper sizes, letter and legal as required, in the order the lender specified, with two copies when the borrower keeps a set. Borrowers should not have to source a printer for a two hundred page package. Documents arrive at the table complete and organized.

What identification does the borrower need?

Every signer needs a current, government issued photo ID with a signature. The name on the ID must reasonably support the name on the loan documents. If a borrower signs with a middle initial on some pages and a full middle name on others, the lender instructions govern, and we follow them exactly. Expired identification is the single most common reason a signing has to be rescheduled, so it is worth checking the day before.

Can you handle signings outside normal business hours?

Yes. Evening and weekend loan signings are routine because borrowers work. Early morning appointments before a shift are also available. The scheduling constraint is usually the lender document delivery time rather than the notary calendar.

Do you work directly with individual borrowers?

Yes, in addition to title company and signing service assignments. Private party real estate transactions, family transfers, and land contract closings often need a notary without a title company involved.
